Terms and conditions of use

The Website is entirely managed by VAR_CLIENTE, VAR_SEDE, P.IVA VAR_PIVA Tel: VAR_TELEFONO email: VAR_MAIL, hereinafter "the Real Estate". By accessing and remaining on the Website, the User accepts these general terms and conditions. The User acknowledges that the use of the Website is governed by the general terms and conditions in force at the time of the last access. These conditions are available in Italian and English. In case of conflict between the two versions, the Italian language shall prevail.

Before proceeding with any operation via the Website, the User is obliged to read the general terms and conditions and to print out a copy of them and store it on a durable medium that enables the User to store the information that is personally addressed to him/her in such a way that it can be accessed in the future for a period of time appropriate to the purposes for which it is intended and that enables the stored information to be reproduced identically.

1. Definitions

The terms and phrases listed below have the meanings indicated below, it being understood that terms defined in the singular are also understood to be defined in the plural and vice versa.

User: means any natural person acting on the Site for purposes unrelated to any entrepreneurial, commercial, craft or professional activity carried out, aged 18 years or over.

Parties: means jointly the Real Estate and the Users.

Reserved Area: means that part of the Website given in exclusive use to the User, through which the same can, after authentication, access specific functions.

Website: indicates the VAR_DOMINIO website of VAR_CLIENTE.

2. Contents

The contents of the Website are for information purposes only. Although the utmost care is taken in the maintenance of the Website and in the selection of its contents, the Real Estate Company assumes no responsibility for the accuracy, completeness and up-to-dateness of the data and information contained therein or on sites linked to it. Consequently, no responsibility is accepted for errors or omissions deriving directly or indirectly from the use of data and information on the Website. The User is therefore required to personally verify the accuracy of the information contained on the Website before taking any action.

3. Registration

The User is in any case obliged to provide personal contact data that can only be traced back to him/her and not shared with third parties.

4. Property reservation service

The Website allows the User to reserve a flat for 24 hours during which it will not be visible or available on the Website (hereinafter, "Reservation"). If the purchase proposal is not finalised within 24 hours, the reserved flat will once again become visible and available on the website. It will only be possible to reserve one flat and only once. For the purposes of the Reservation, you will be asked to enter your credit card number and it will be checked that the amount indicated on the Website is present on that card. Only then will it be possible to reserve the flat. Following the Reservation, the sum indicated will be blocked and, consequently, it will not be available on the credit card for 24 hours. At the end of the 24-hour Reserve period, whether the purchase proposal is not finalised or is finalised, the blocked sum will become available again according to the contractual timeframe defined by the User's bank. In both cases, there will be no debit.

5. Purchase proposal formulation service

The Website provides the possibility for the User to make a purchase proposal using, alternatively:

• editable drafts provided directly by the Real Estate Agent. The User may access a text editing area, modify the proposed text and send his or her unilateral proposal directly to the Real Estate, by means of the systems made available on the Website from time to time.
• A customised proposal formation process, under the guidance of a Real Estate operator, who will take care to set out the user's wishes in a contractual text.

Where defined in the purchase proposal, the User may be required to pay a sum of money by way of money as a trust deposit.

6. Credentials

The User shall be liable for all activities and operations carried out with the activated Account and shall immediately notify the Real Estate Company, by email, of any unauthorised use of his/her account and access to the Reserved Area.

7. Intellectual Property Rights and Trademarks

The Website in its entirety, as well as all material contained therein, is protected by copyright and other intellectual property rights laws.The contents published or in any case present on the Site - including, by way of example but not limited to, the trademarks, logos, images, press releases and documents in general produced therein, as well as the application software and codes used to implement the Site - are the exclusive property of the Real Estate Company, or used with the prior authorisation or licence of the relative owner. The Real Estate reserves all rights over them, including that of reproduction: the User may use said contents only if strictly necessary for the correct use of the Site. Any other use is prohibited. Copying and reproduction of any text on the Site and/or present on other sites managed by the Real Estate Company is not considered a permitted operation.

8. Security

The security of data transmitted via Internet network protocols cannot be guaranteed with the degree of certainty. It is possible that third parties may be able to intercept transmissions or private communications transmitted on the Website without the permission or knowledge of the Real Estate, which undertakes to take appropriate security measures, without ensuring the security of any information transmitted or the security of access to the Website itself.

9. Maintenance

The Real Estate reserves the right, as of now, at its sole discretion, to interrupt or suspend the Service at any time to maintain, modify and/or update the Website. In the course of the activities indicated herein, the Website may be temporarily unavailable or otherwise unusable.

10. Link

The hyperlinks on the Website may direct the user to web pages on websites other than this one, which are deemed to be of possible interest to the user.The User acknowledges and recognises that the Real Estate has no control over the content of such sites and as a mere third party has no responsibility for the content and/or material, including advertising material, disseminated on such sites or external resources.

11. Applicable law

These terms and conditions of use are governed by Italian law.
